Tracking All Listings Viewed on Your Website
Last week we looked at the Virtual Showings Report, tracking individual views of your own listings. This week, we will look at All Listings Viewed on Your Website, regardless who the listing agent is. This report has valuable information for you.
First, find the reports by logging into Agent Access, hovering over the Listings button, then click Reports. There are several available, but we are going to look at the second report at the Reports sub-tab, called All Listings Viewed on your website.
Click Run Report at All Listings Viewed on Your Website.
- Most will be unregistered. This means the website visitor was either not logged in, or has never registered at one of our BHHSNW websites. However, you can see the actual listings those visitors are viewing. Is there a pattern for property type, price, size, etc.? If so, think about adding some visible content to your site that discusses that type of property. Add value to your site in a way that will keep that type of visitor returning, and maybe register at your site so you can find out who this person is and interact with them.
- Your Client Name: are your clients using your site to look for property? If so, is the person someone you are staying in contact with so that when ‘time to buy’ comes around, you will be the person they contact? Also, is the person looking at the properties you expect, or is your client telling you one thing and dreaming another?
- Other Agent’s Client: Do you have website visitors who are logged in searching for property but not looking at their own agent’s website? How sad is that? The message here is to be sure your clients use your website, not another agent’s, because that agent has kept the individual website more relevant than you have. If your clients are doing this, you can only tell if you look at your client list individually under the Activity sub-tab.
One other tip: Just below the All Listings Viewed report section is All Listings Viewed, Grouped by Client, on Your Website. If you have a lot of listing activity on your website, this takes the All Listings Viewed information and puts the same individual views together. It helps when you have a client looking at listings on different days.
